We have no extra incentive to approve unneeded repairs to your investment property. To state this important fact clearly, “We Do Not Upcharge Any Repair Invoices”. This is something many property owners overlook when they hire a property manager. This profit center could be very costly to you in the event you have many or a major repair to your property during the management period.
We use only Licensed and Insured Repair and Service Companies. This is important that you have a professional in your property who has their own insurance in the event one of the workers cause an injury or damage to themselves, your property, or anyone else while performing service to your property.
Proactive Scheduled Inspections of the interior and exterior of your property are part of the service with Dennis Property Management. Prior to your tenant taking occupancy your property manager will perform a move-in inspection, mid-term inspection and a renewal inspection. We look out for many things besides obvious neglect during these inspections. We check for unauthorized pets, unauthorized occupants or anything that raises a concern within the property. You will be notified of any concerns and we will also provide a remedy to the situation or a plan of action to address the situation.
The Tenant is Responsible for Repairs under $100. We have this clause inside our lease to protect our owner from nickel and dime repairs.
